District Nest is a social impact property company connecting good landlords, investors and councils with people who need safe, stable homes.

We specialise in properties suitable for Local Housing Allowance (LHA), HMOs and social housing projects, with a strong focus on compliance, safeguarding and long-term collaboration.

Our work is guided by lived experience in mental health and social care, and by a commitment to honesty, transparency and doing things properly.

Role Overview

As a Deal Sourcer, you’ll be part of our UK-wide sourcing team, working closely with our senior team – including Head of Business Development & Deal Sourcing, Tiago Garcia – to identify, qualify and package property opportunities.

You’ll focus on speaking with landlords, agents and other contacts, gathering accurate information and submitting deals into our pipeline for review.

Key Responsibilities
  • Source on- and off-market properties suitable for LHA single lets, rent-to-rent arrangements, HMOs and social housing projects.
  • Call and follow up with landlords, agents and vendors to build relationships and understand their needs and pain points.
  • Gather accurate property information (address, condition, size, layout, certificates, current rent, mortgage status, tenant situation, etc.).
  •  Complete District Nest deal submission forms and upload photos, videos or supporting documents where required.
  • Work with the senior team to analyse deals against our criteria, including location, numbers, compliance and suitability for council or housing association demand.
    Take feedback on submitted deals and use it to improve future sourcing quality.
  •  Maintain clear records of calls, leads and follow-ups using our agreed systems (e.g. Zoho CRM / forms).
  •  Represent District Nest professionally and in line with our values at all times, online and offline.
What We’re Looking For
  • Strong interest in property, social housing or impact-driven investing.
  •  Confident on the phone and comfortable speaking with landlords, agents and other professionals.
  •  Good listener who can ask the right questions, take clear notes and feed information back accurately.
  •  Self-motivated and organised – able to manage your own time, leads and follow-ups.
  •  Integrity and honesty – you’re upfront about what you do and don’t know, and you keep your word.
  •  Willingness to learn about LHA, HMOs, rent-to-rent style agreements and council / housing association requirements.
  • Basic tech skills – comfortable using online forms, CRM tools, video calls and shared documents.
  • Access to a phone, laptop/PC and reliable internet connection.

Commission & Earnings

This is a commission-based role. You earn when a deal you’ve sourced is accepted by District Nest and successfully completes through our pipeline.

Commission is typically linked to the sourcing fee or overall value of the deal, and is structured to reward quality as well as volume.

Exact figures and structures will be explained clearly during the onboarding process, and may vary depending on the type of deal (for example: rent-to-rent style agreements, HMO opportunities or properties sourced for council-backed housing schemes).

Our focus is always on fair, transparent arrangements where everyone understands how and when they’re paid.
